The precinct pairs research laboratories with commercial tenancies and public space, so the structure had to absorb three very different loading profiles without three different buildings.

We sequenced the superstructure around a central service spine, which let fit-out begin on the lower levels while the upper frame was still rising. That overlap returned nine weeks to the programme.
